A duplex in Japanese architect Tadao Ando's first development outside of Asia, in New York's Nolita, reportedly went to contract in an off-market deal last week.
Mansion Global has learned a Tadao Ando-designed Nolita duplex went into contract last week in an off-market deal, which was asking $35 million. It was never publicly listed. Listing records show four of the building’s seven units are now under contract.
The Nolita building is Pritzker Prize-winning architect Tadao Ando’s first residential development in New York City and outside Asia. He wanted the building to be an urban sanctuary. It is made of poured-in-place concrete and metal, and has a fog and light art installation in the lobby.

The penthouse has four bedrooms, four-and-a-half bathrooms, floor-to-ceiling windows, Dinesen oak flooring, and a humidification system to help preserve artwork. The kitchen has eucalyptus cabinets with marble countertops, a wood-burning fireplace, a custom-designed stone, glass and satin stainless steel staircase. There are three terraces, including a roof deck with a granite fireplace, an outdoor kitchen, a carved granite soaking tub and an outdoor shower.
“‘You don’t see a single socket or electrical outlet,” said Compass’s Leonard Steinberg, who is handling the building’s sales along with Debra LaChance. “You don’t see a single thing that offends the eye.”

The project was developed by Sumaida + Khurana, with interiors created by Gabellini Sheppard Associates.
Mr. Steinberg declined to identify the buyer.
Currently, the most expensive publicly listed home in Nolita on the market is at the Jared Kushner-developed Puck Penthouses at on Lafayette Street. It’s asking $29.5 million, $5.5 million less than the duplex’s asking price.
