CBRE (Japan Headquarters: Marunouchi, Chiyoda-ku, Tokyo) recently supported the sale of land in Osaka that previously housed Panasonic subsidiary Sanyo Electric’s Suminodo factory and Kyocera’s Osaka Daito Office.
In December 2020, CBRE was exclusively appointed to advise Panasonic and Kyocera with the sale of their land in Sanyo-cho, Daito, Osaka. In order to maximize the value of the clients’ assets and find an optimal solution, CBRE compared and analyzed the expected uses and prices based on in- house market data. Under the assumption of the land being used for the development of logistics facilities, CBRE then formulated an appropriate volume plan, target rent, operating cost, and exit CAP rate. While ensuring feasibility, CBRE was able to come to a price that far surpassed the original estimate.
