For those who do not know, please briefly explain Coldwell Banker Phuket Sea Property and title and what you do.
Since 1906, the Coldwell Banker® organization has been a premier provider of full-service residential and commercial real estate brokerage services. My job is to handle the property management and rental side of the business.
Who is your typical client? Is there a typical profile or a wide range?
As an international destination, Phuket attracts the full spectrum of clients from singles of all ages to honeymooners, celebrities and retired couples. We cater mostly to westerners and Thais where language is not a barrier.
How do you best help an investor with a rental property?
We provide an accurate property rental estimate based on the investor’s short term or long term goals and market the unit through our different sales channels. When necessary, we also suggest interior/exterior enhancements to ensure a mutually beneficial relationship between parties and sustained rental revenue over time.
How do you best help a tenant?
By making ourselves available to ensure they get the best experience for their budget.
What are some key trends in the Phuket rental market?
We see a shortage in supply of large size villas (6-9 rooms) and a continuing trend of developers marketing lucrative ROI for small size units.
What advice would you have for those looking to enter markets like Phuket and work in real estate?
Hard work, perseverance, flexibility and strength of character are essential qualities to strive in this competitive, versatile and culturally different market.
What would you like to see changed in the industry in the near future that would make your job easier?
Better regulation of the industry.
What are the opportunities in the marketplace at the moment? are there any particularly interesting assets that you are working on at the moment?

Consult with experienced professionals of the industry. Avoid purchasing property form developer that don’t have an EIA or building license.
Where is the demand coming from for Phuket villas?
Our main Market for luxury villas are foreigners living in Asia and US buyers.
Where do you see the Phuket real estate market in the next 10 years?
Phuket is and will continue to be the leading international Destination in Asia for holidays and residential living due to the quality of its infrastructure i.e. international Airport, hospitals, schools… and tourist attractions.
