The Colliers International Real Estate Vietnam Quarterly Knowledge Report Q3 2017 examines the national and regional economies of the three major cities of Hanoi, Da Nang and Ho Chi Minh City. A brief introduction on economic indicators such as GDP, CPI, FDI, Retail Sales and Trade Balance is presented for the overall nation, then it focusses on the market insights of each real estate segment. The assessment is classified into four main parts of Performance, Supply, Demand, and Outlook giving the audience a “panorama” view of the real estate sector in these geographical markets.

In the first 9 months of 2017, Vietnam’s economy continued to maintain strong momentum with an impressive growth rate of 6.41% compared to the same period last year. The country attracted over USD14.6 billion in foreign investment, up 30.4% in the capital. CPI came in at 3.79%, while retail sales recorded USD128.5 billion, up 10.5% versus the same quarter last year. Vietnam is now tracking ahead of this year target with the majority sectors are expected to remain steady over the rest of the year.
The real estate market, in particular, has seen some changes at different levels in all segments. The office market in Ho Chi Minh, for example, have witnessed a significant improvement in average net asking rent across both grades with 13 Grade A buildings and 66 Grade B buildings. While Grade B supply remained unchanged, Grade A stock added up. Whereas in Hanoi, no significant changes in rents across both grades was recorded owning to stable supply. In the central region of Da Nang, the demand for office remains unchanged as well as the occupancy rate.
