London's iconic West End is set to welcome a new attraction in the form of a landmark residential complex.

LeadingRE Director of Global Project Marketing and Business Development, Parikshat Chawla, spoke with West End Gate Sales Manager Karen McLoughlin about the finer details of the new apartments.
Parikshat Chawla: What sets West End Gate apart?
Karen McLoughlin: West End Gate is situated in the prestigious neighbourhoods of Marleybone and amongst the tranquil waterways of Little Venice. A range of apartments situated around private landscaped gardens with a landmark 29 storey tower as its hub. PC: Tell us about the philosophy/vision behind your project.
KM: West End Gate offers a calm and relaxing residence in the heart of the culturally diverse West End of London. At a walking distance to London's iconic Hyde Park and Regents Park, Berkeley Homes decided this would be the ideal location to place-make and build homes which has acted as a catalyst for the regeneration of this area. West End Gate is creating a new neighbourhood. Bringing more life and energy to the local area.

PC: What has the market response been to your project?
KM: From the outset, West End Gate was recognised for its great location, and people bought into the regeneration of the area which goes hand in hand with the quality of a Berkeley Homes development. The project has continued to prove its desirability as shown in our recent launch, Asquith House, where we sold over 50% of the offering within three months.
PC: What lifestyle features does your project offer consumers?
KM: Our state of the art facilities offer our consumers hotel living within a West End residential location. The Zone 1 transport links means our residents are in close proximity to all that Central London has to offer, such as theatres in Covent Garden, shopping on Oxford Street and our extensive Mayfair culinary scene. The 24 hour concierge provides peace of mind to our consumers and the private landscaped gardens offer a small oasis in an otherwise busy area of London.
PC: What are the key selling points when it comes to the projects location?
KM: First, the Central Zone 1 location with a W2 postcode, 1 minute walk to Edgware Road Tube station and 7 minute walk to Paddington station, which is home to the Heathrow Express (15x mins direct into Heathrow Airport). As of next year it will be home to the Cross Rail (which will cut key journey times accross London in half). Second, the quality of the architecture, finish and facilities is unprecented in this location. Third, we are at the forefront of a regeneration in a largely underdeveloped but central area, meaning the opportunitiy for capital appreciation is uncapped as well as already having very healthy predicted rental yields that are well above the Central London average.

PC: What makes your project compelling for real estate investors?
KM: In addition to all of the above points already mentioned, Westminster council are spending £850m regenerating the specific area surrounding the development. The opening of cross rail is also a huge attraction as well as it being incredibly close to many of Londons most famous landmarks, parks and areas.
PC: Are you seeing/do you anticipate activity from international investors?
KM: We have had a lot of activity from international investors, and we continue to hold overseas events in order to encourage this.
PC: What impact are you seeing from the COVID-19 pandemic on the housing market?
KM: We have been able to offer virtual appointments for our customers during the pandemic which has been very helpful and have maintained a consistent level of sales throughout the period. Meanwhile, our project team have continued to build safely and have since completed our first mansion block 'Garrett Mansions' which we sold out of last year.
