WILLIAMS MEDIA speaks to Andy Gomez Colliers International Director for Office Services - Landlord Representation about office space available in Cyperpod Five
Eton Properties Philippines, one of the country’s premiere real estate developers, has appointed Colliers International Philippines to lease their latest BPO office development, Cyberpod Five, located within the Eton Centris complex in Quezon City.
Cyperpod Five is the latest of the cluster of BPO buildings in Eton Centris. The property is highly accessible due to its proximity to various modes of transportation, including its own access to the MRT line. The development is one of the last PEZA registered buildings available in Metro Manila. It has a floor plate of approximately 2,400 square meters and is equipped with building standards that cater to the needs of BPO locators.
“We had our clients in mind when we built Cyberpod Five. We hope that the project’s location, accessibility, and features can address our locators’ business needs,” said Anton Gatuslao, deputy chief operating officer of Eton Properties Philippines. “We are very particular with our client mix and we believe in long and mutually beneficial partnerships. With the help of Colliers International and their global standards, we trust that we can achieve this goal.”
The building serves occupants’ need for PEZA-accredited space, specifically outsourcing companies. On June 17, 2019, Malacañang released Administrative Order (AO) 18, which bans PEZA applications in Metro Manila to spur businesses in the countryside. This also states that it shall not prevent existing locator companies from commencing their operations on existing ecozones in Metro Manila.
The remaining new office supply for 2019 is approximately 713,000 square meters, out of which only 225,000 square meters is PEZA-proclaimed. Some 165,000 square meters of the available 225,000 square meters PEZA supply has already been pre-leased which results in only about 62,000 square meters of available PEZA-proclaimed office supply for the rest of 2019.
“Due to the limited availability of PEZA registered buildings in Metro Manila, we project a solid demand from outsourcing firms for Cyberpod Five,” said Andrew Gomez, Colliers International director for landlord representation. “The building is available for lease now and can address immediate space requirements.”
Colliers believes that aside from its PEZA registration, Cyberpod Five is ideal for BPO locators given its strategic location; proximity to public transportation modes and areas with skilled labor; and availability of retail options.
