Sonatus’s Developer has appointed JLL as the management and a joint exclusive consultant on marketing and leasing for Sonatus, a new premium office building in the heart of District 1, Ho Chi Minh City.
Sonatus boasts efficient free-column and central-core design, with a finished ceiling height of 2.7 – 3.6 metres, spanning over 1,500 sqm NFA per floor. The building also features outstanding double façade of 31.52 DGU Lamination Low-E Glass for the best energy-saving, sound-proofing, and the largest glass panels for expanded view. With a client-focused strategy, the Developer provides clients with the option to connect successive floors with internal staircases and a wide range of amenities such as an over-120-sqm community garden, wet pantry plus executive shower on each floor, drivers’ rooms and many more.
The building is scheduled to open its door in Q3 2019. The anchor tenant base will comprise not only big corporations but also rising young and cool companies, specializing in co-working, finance or technology. Situated in the heart of the well-known Little Japan of Ho Chi Minh City, the building features excellent transport accessibility with proximity to multiple live-work-play facilities. To cater for the great potential traffic of the CBD area, Sonatus will be equipped with 8 passenger lifts, 1 service lift, and four basements which promises high parking capacity for cars and motorbikes.
Thuy Hoang, Representative of Sonatus, says: “Our company implements each project with great responsibility. From our understanding, first, the development consists of constructing a property. Moreover, Sonatus’s success is dependent on the creation of a comfortable working environment that is expected worldwide. That is why in this new project on Le Thanh Ton street, we pay great attention to the building’s atmosphere and details. Sonatus’s design is inspired by the simple and timeless Japanese architectural style. Our hope is that Sonatus will stand the test of time by featuring a full glass façade for the modern look and easy maintenance. We believe that Sonatus will echo in a center of attraction for all tenants, similar to its name and services that will be provided. Last but not least, we want to prove to the market that Sonatus will be one of the most elegant office buildings in Ho Chi Minh City.”
Stephen Wyatt, Country Head of JLL Vietnam comments: “JLL is proud to provide international-standard leasing and management services for Sonatus. Currently, office vacancy rates across the city have reached an all-time high at 96.4%. Therefore, occupiers are struggling to find suitable office building with quality similar to Sonatus. We look forward to building a lasting and successful relationship with the developer and achieve high occupancy rates prior to completion.”
